Henderson acquires shopping center in Germany


     


Henderson Global Investors has acquired the Brücken-Center in Remscheid for its Henderson German Retail Income Fund (HGRIF). Henderson acquired the center from HBB Gewerbebau Projektgesellschaft Remscheid mbh & Co. KG, a subsidiary of HBB Hanseatische Betreuungs- und Beteiligungsgesellschaft mbH. The acquisition price has not been disclosed.

The center opened in 2009, and has a total rental area of ca. 13,375 m², split over two levels. More than half of the space is rented out to an anchor tenant – the hypermarket chain Kaufland Warenhandel GmbH & Co. KG, which has a long-term lease until 2029. Other principal tenants include the sporting goods retail chain Intersport Deutschland eG and event venue hire company Event Arena Henderson Global Investors has acquired the Brücken-Center in Remscheid, Germany, for its GbR.

The Brücken-Center represents HGRIF’s 10th acquisition.

Thilo Wagner, Fund Manager for HGRIF, commented: “This acquisition was an excellent fit for our Fund which targets core retail property and shopping centers throughout. The long-term lease to the high-credit tenant Kaufland ensures strong site and yield security and the asset itself is in optimum condition.”

Meanwhile, on behalf on another Fund, Henderson has sold two assets in Hamburg and Lower Saxony.

The first, a mixed-use asset located in Hamburg Jenfeld, was sold to Alstertreu Hamburg. The 3,380 m² lettable area is comprised of a supermarket, let to Netto Marken Discount, in addition to ground floor retail and residential apartments.

The latter, a retail warehouse in Luneburg, was sold to one of the asset’s tenant – Famila Warenhaus. The 6,359 m² are also let to Lübu Gastronomie and Sparkasse.
